This beachfront town centre unit could be yours!

THIS coastal property has lived many lives, between operating as a doctor's office and a nightclub.

While there are several opulent features which make this Yeppoon unit worth while, real estate agent, Mr Moss said its central location and the quality of the internal finish were two of its greatest selling points.

Located at 1 Normanby St, Yeppoon, this single level town centre beach front unit and office has plenty of potential.

"Apart from a short flight of stairs, you've just got the whole dwelling which is on one level," Mr Moss said.

And as you step inside, you'll notice the porcelain tiles shine under your feet - but wait until you see the view.

Completely refurbished inside, the premises combines residential living with commercial elements such as an office.

This enables the potential buyer to use this space effectively to their discretion.

Mr Moss suggested this space could also be used as a small restaurant or professional offices.

"It's 459 square metres so its large, it's spacious and laid out to do whatever you want," Mr Moss said.

"The media room could double as a board room."

The property consists of four bedrooms, two bathrooms and one garage space.

So ask yourself this:

Would you pinch yourself if you woke up to the waves hitting the shore of a morning?

Or bathed in a large plunge bath which can be found in the ensuite?

The main bedroom is also spacious which means the lady of the house could use some of the space as a make-up area.

Mr Moss, who was enlisted to auction the property said it was currently in its third week of a four week-long campaign.

The property at 1 Normanby St will go to auction on December 15 from 11am.

While he reflected on the current buying market on the Capricorn Coast, Mr Moss labelled it buoyant.

"We are just starting to see (as the rental market has tightened right up), the old for sale stock is virtually cleaned up, new property coming on the market - we're starting to see some price rises," Mr Moss said.

The Yeppoon real estate agent said it was supply and demand which had caused a surge in the buying market in the region.

Not only does the property make a grand living space, but also an effective commercial/office area.

"People are starting to be pleasantly surprised when they go to market that there is some capital growth evidence so that's been a long time coming," Mr Moss said.

"There's a massive demand for any houses that have become available for rent, there's such a desperate shortage."

Mr Moss said the market will strengthen as the demand for properties continues.
